<content:encoded><![CDATA[<p><strong>Sugar is everywhere you look and it might pop up in some surprising places. Did you know that whole grain breads have at least one form of sugar in them? We have a national sweet tooth epidemic. Even if you don’t eat a lot of sugary treats you may experience intense sugar cravings in the first few weeks of the Atkins <a href="http://welcometoswflorida.files.wordpress.com/2013/02/a14.jpg"><img class="alignleft size-full wp-image-3859" alt="CAKE" src="http://welcometoswflorida.files.wordpress.com/2013/02/a14.jpg?w=300&#038;h=275" width="300" height="275" /></a>diet. So many “healthy” carbohydrate foods have hidden sugars in them, your body may be experiencing withdrawal.</strong></p>
<p><strong>The problem with sugar is that your blood sugar is tied into your energy levels and your overall health. When your blood sugar is too low, you will experience intense cravings. High blood sugar is a result of eating high-sugar meals. When you eat concentrated sugar, your blood sugar will raise to high levels. Your pancreas think there is something wrong and then it secretes insulin to lower the blood sugar. As this happens more, you can create pre-diabetic conditions in your body as your pancreas becomes worn out and eventually cannot secrete insulin.</strong></p>
<p><strong>Fortunately, getting started on the Atkins diet plan can put a stop to this cycle. However, this doesn’t mean that sugar cravings go away automatically. Sugar products are everywhere and temptation is sometimes hard to fight.<a href="http://welcometoswflorida.files.wordpress.com/2013/02/a34.jpg"><img class="alignright size-full wp-image-3860" alt="SUGAR" src="http://welcometoswflorida.files.wordpress.com/2013/02/a34.jpg?w=300&#038;h=225" width="300" height="225" /></a></strong></p>
<p><strong>The best way to approach sugar cravings is with planning. If you maintain a balance of protein, fat and fiber in your daily diet you will prevent blood sugar drops that lead to sugar cravings. Also, do not go too long between meals without eating. Snacks are an important part of keeping your blood sugar stable. Have some handy snacks like cheese, nuts, seeds and boiled eggs on hand with you so you can quickly stabilize your blood sugar without turning to sweet treats.</strong></p>
<p><strong>Sugar cravings can also be a sign of a nutritional deficiency. When you are low on magnesium, you will crave chocolate and other sweets. Zinc and chromium can also stave off sugar cravings. If you aren’t taking a good multivitamin supplement with these minerals, start immediately. If you are and you are still experiencing cravings, consider trying additional supplements of these nutrients.</strong></p>
<p><strong><a href="http://welcometoswflorida.files.wordpress.com/2013/02/a44.jpg"><img class="alignleft size-full wp-image-3861" alt="FRUIT" src="http://welcometoswflorida.files.wordpress.com/2013/02/a44.jpg?w=300&#038;h=199" width="300" height="199" /></a>Another tactic is to brush your teeth. Many Atkins dieters find that brushing their teeth or using Listerine breath strips can help with cravings. Both methods will numb your mouth and prevent you from wanting to eat. Drinking two large glasses of water can also help eliminate cravings. If your stomach is full, then you’ll be less likely to reach for a sugary treat.</strong></p>
<p><strong>Sometimes out of sight, out of mind is the best approach. If you find yourself overcome with cravings while you are at home, get outside and take a walk. The distraction will have you forgetting your sugar craving in no time. Low-carb yogurt, chocolate, ice cream and candy can all help you stay on the Atkins plan and still get something sweet to eat.</strong></p>

<content:encoded><![CDATA[<p><strong>Property taxes are decided collectively by school boards, town boards, legislators, and councils. The tax rate is set by collating the amount of funds an area needs. This is then divided that by the “total taxable” assessed <a href="http://welcometoswflorida.files.wordpress.com/2013/02/a13.jpg"><img class="alignleft size-full wp-image-3851" alt="TAX" src="http://welcometoswflorida.files.wordpress.com/2013/02/a13.jpg?w=300&#038;h=200" width="300" height="200" /></a>value of the area. The tax an individual pays is computed by multiplying the tax rate by the assessed value of your property and then deducting any applicable exceptions. Property taxes are at an all time high. Studies indicate that they have increased more than 35% in five years.</strong></p>
<p><strong>Property is assessed by determining property costs in any given area. Property is valued by studying: the current sale price of properties in the area, costs to be incurred to replace the property, potential realization of property if it is rented, sold, or gifted, and the historical value of a property.</strong></p>
<p><strong>There are a few ways in which you could save on taxes:<a href="http://welcometoswflorida.files.wordpress.com/2013/02/a23.jpg"><img class="alignright size-full wp-image-3852" alt="PROPERTY TAX" src="http://welcometoswflorida.files.wordpress.com/2013/02/a23.jpg?w=300&#038;h=168" width="300" height="168" /></a></strong></p>
<p><strong>1. Check if the state you reside in is offering any rebates.  For example, a money back rebate, energy rebate, capping of taxes, or home owners rebate where under certain conditions you may be eligible to claim a rebate.</strong></p>
<p><strong>2. Ensure that the property is assessed right. This will ensure that you do not have to pay excess taxes. Assert your right to check you assessment report ensure that there are no miscalculations, mistakes, or assumptions. If in any doubt, do put in an appeal. According to statistics almost 50% of the cases win some relief.</strong></p>
<p><strong>3. Check all exemptions allowed according to the law.</strong></p>
<p><strong><a href="http://welcometoswflorida.files.wordpress.com/2013/02/a33.jpg"><img class="alignleft size-full wp-image-3853" alt="RECORD" src="http://welcometoswflorida.files.wordpress.com/2013/02/a33.jpg?w=300&#038;h=199" width="300" height="199" /></a>4. Buy property jointly with a partner or family member. This way both owners become eligible for tax rebates.</strong></p>
<p><strong>5. Check if your assessment is in according to other properties in your neighborhood. Check with the assessment office or with your neighbors themselves. It helps to know applicable laws. Use the help of a real estate professional to put together a file of properties similar to yours that have a lower assessment. Or, use the bank’s appraisal to support your case. Be sure that the case you gather together is water tight.</strong></p>
<p><strong>6. Use a property consultant to help you save taxes. Some charge a flat fee while others just a percentage of what you save. A professional will check how assessment is done and also if there are any loop holes you can use.</strong></p>
<p><strong>7. There is strength in numbers. Get together with other owners who are also checking or fighting assessments. Check on the National Taxpayers Union Website <span style="color:#0000ff;"><a href="http://www.ntu.org"><span style="color:#0000ff;">http://www.ntu.org</span></a>  </span> for your rights.</strong></p>
<p><strong>8. Ask you home loan provider whether you are eligible for refund of property taxes paid. Some agreements <a href="http://welcometoswflorida.files.wordpress.com/2013/02/a43.jpg"><img class="alignright size-full wp-image-3854" alt="TAXES" src="http://welcometoswflorida.files.wordpress.com/2013/02/a43.jpg?w=268&#038;h=300" width="268" height="300" /></a>have a provision for this. Many mortgages have automatic escrow of taxes. </strong></p>
<p><strong>9. Even before you buy a home find out what the property taxes are in the area and what have been the increases in tax rates.</strong></p>
<p><strong>10. Be sure to read through assessment and tax manuals published by your local authorities. These will give a clear idea of what are the parameters used and what you must do to reduce or pay the correct property taxes.</strong></p>
<p><strong>In order to be money smart you need to get the help of an efficient and dedicated accountant, plan your tax liabilities well, known thoroughly all aspects of Property Tax. If you are prudent, you can benefit by using ways and means to cut your tax burden and liabilities.</strong></p>

<content:encoded><![CDATA[<p>Today&#8217;s title pretty much sums up what I felt like after logging 300 miles over 6 consecutive days on the bike. It&#8217;s not to say I was totally useless, after all I wheel sucked extremely well during today&#8217;s 50 mile beach ride, but I certainly wasn&#8217;t riding like my usual self.</p>

<p>My power was down, as well as my ability to take long sustained pulls up front. Although I didn&#8217;t shy away from pulls today, pedaling up front was not nearly as enjoyable as it normally is. I&#8217;m sure the consecutive days and the overall mileage played a part in this, but the biggest culprit I believe was the colder mornings we have been experiencing this week. Cold weather just sucks the power out of my legs, even while wearing &#8220;adequate&#8221; gear. Hopefully the colder mornings are finally behind us.</p>

<p>Perhaps a day&#8217;s rest is in order. After all, too much of a good thing is bad for you&#8230;even if it&#8217;s on two wheels. Regardless though, it&#8217;s been another enjoyable week of riding with great friends.</p>
<p>On another note, I wanted to congratulate all my friends who traveled down to the &#8220;Republic of Miami&#8221; and took part in the ING Miami Marathon. Way to kick ass! Who knows, perhaps some day I might join you all.</p>

<p><strong>A real estate transaction is a high dollar transaction. In fact, you will probably never make a bigger one in your life regardless of whether you are buying or selling. Given the high stakes and the fact that feelings can sometimes get ruffled on each side of the fence, the escrow account was created.</strong></p>
<p><strong>An escrow account is really a part of a larger beast known as escrow. To keep the real estate transaction running smoothly and organized, escrow is undertaken. A third-party, known as the escrow agent, is retained to collect documents, money and such. Since people can be tense during transactions involving large sums of money, it is important to have a party involved that is not <a href="http://welcometoswflorida.files.wordpress.com/2013/01/a312.jpg"><img class="alignright size-full wp-image-3830" alt="ESCROW" src="http://welcometoswflorida.files.wordpress.com/2013/01/a312.jpg?w=300&#038;h=282" width="300" height="282" /></a>emotionally attached.</strong></p>
<p><strong>The escrow account is an industry term that can mean a few different things. In its strictest sense, the account is a trust account opened to hold monies deposited by the parties for appraisals, inspections and remedial work. It is also used to hold the money provided by the buyer for the purchase. This is true regardless of whether the money is submitted directly from the buyer or a mortgage lender.</strong></p>
<p><strong>In a larger sense, an escrow account refers to the total services provided by the escrow account. In addition to finances, the escrow agent will collect contracts, documentation set out in the <a href="http://welcometoswflorida.files.wordpress.com/2013/01/a210.jpg"><img class="alignleft size-full wp-image-3831" alt="ACCOUNT" src="http://welcometoswflorida.files.wordpress.com/2013/01/a210.jpg?w=300&#038;h=299" width="300" height="299" /></a>purchase agreement and so on. One which upon hitting his middle years has forgone the established traditions of purchasing a new sports car and &#8220;chasing a ball around some godforsaken suburban wasteland masquerading as a football pitch until a dodgy knee or persistent groin strain sidelines him&#8221;,  and replaced it with a newfound joy for lycra and an &#8220;über-techno, super-flashy, full-carbon-fiber, bobby-dazzler road bike&#8221;.</p>

<p>This new species has been identified as the <strong>MAMIL</strong>, the <strong>M</strong>iddle <strong>A</strong>ged <strong>M</strong>an <strong>I</strong>n <strong>L</strong>ycra, and no this is not a return to the disco era fashions, but is instead about using it as a tool to become a new man&#8230;a man who shaves his legs!</p>
<p>Ok that&#8217;s not quite right&#8230;</p>
<p>The <a href="http://www.bbc.co.uk/news/magazine-10965608" target="_blank">BBC documented</a> the MAMIL phenomena back in 2010, noting that middle aged men are choosing to get back on two wheels, stuffing their spreading midriffs into brightly colored lycra, all the while changing their lifestyles and becoming more fit. Admittedly, your partner may find your explanation for why you have started shaving your legs either baffling or implausible, but compared to the old midlife crisis cliche of the sports car, how foolish and self-indulgent is a bike? OK, a third or fourth bike might be considered a wee bit self-indulgent, but only to those that do not understand our sacred Velominate Rules which clearly state that the correct number of bikes to own is <em>n</em>+1 (where <em>n</em> is the number of bikes currently owned), but at  least that new Trek Madone is a lot easier to conceal than a bright red Porsche – both in the garage and on the credit card statement.</p>

<p>MAMIL&#8217;s are rampant all over the old world, and are spreading rapidly. They can be found on any popular cycling route or roadway. Many come from other sporting backgrounds, often sporting injuries that prevent them from running or playing high-impact sports. What starts out as a simple rehab exercise often turns into an addictive passion like no other. Once you catch the bug there&#8217;s no turning back!</p>
<p>They are seduced by the endless challenges in cycling. Its just you against the elements conquering long winding roads, relentless headwinds, and mountain passes. There&#8217;s no cheating and no shortcuts. The process of planning, choosing the right gear, training, and most of all, the suffering is what makes it all so satisfying. What other sport lets  you shave your legs and sip lattés in screaming loud lycra while still feeling like a <em>man</em>? The sheer toughness of the sport more than makes up for it. We&#8217;re an odd bunch but I wouldn&#8217;t have it any other way, after all, I wear my MAMIL badge proudly! Do you?</p>

<p><strong>Generally, rental income is defined as any revenue you receive from the occupancy or use of residential property. Rent, obviously, is included in that revenue. Many owners are surprised to learn revenue also includes rent advancements, expenses paid by a tenant and any security deposits not returned to the tenant. In fact, revenue can also include amounts paid to cancel a lease, even if you had to sue the defendant to get it.</strong></p>
<p><strong>Yeah, Yeah, But What Can I Deduct?</strong></p>
<p><strong>Tax deductions associated with rental properties are strikingly similar to those found in any business. Technically, you can deduct any expense reasonably necessary to “manage, conserve or maintain” the property. Obvious deductions include mortgage payments, cleaning expenses, insurance premiums, service payments such as landscape maintenance, repairs, maintenance, etc. Overlooked rental property deductions include:<a href="http://welcometoswflorida.files.wordpress.com/2013/01/a25.jpg"><img class="alignright size-full wp-image-3791" alt="EXPENSES" src="http://welcometoswflorida.files.wordpress.com/2013/01/a25.jpg?w=300&#038;h=274" width="300" height="274" /></a></strong></p>
<p><strong>1. Expenses incurred in finding tenants,</strong></p>
<p><strong>2. Commissions paid to third parties that arrange for tenants,</strong></p>
<p><strong>3. Paying your accountant and/or lawyer,</strong></p>
<p><strong>4. Mileage for driving to and from the property [I said, “No more parties!”]</strong></p>
<p><strong>5. Depreciation of the property,</strong></p>
<p><strong>6. Depreciation of items in the property such as washing machines, furniture, etc.</strong></p>
<p><strong>Imaginary Rent Deduction</strong></p>
<p><strong>A few creative property owners have suggested that they should be able to deduct their customary and standard monthly rent if the property is empty. The argument goes, “If the property is empty, I am not making revenue <a href="http://welcometoswflorida.files.wordpress.com/2013/01/a36.jpg"><img class="alignleft size-full wp-image-3792" alt="TAX TIME" src="http://welcometoswflorida.files.wordpress.com/2013/01/a36.jpg?w=300&#038;h=225" width="300" height="225" /></a>and should be able to deduct the $1,500 that I am missing out on.” At first glance, this almost makes sense. Sadly, it doesn’t fly from the perspective of the IRS. Since you are not receiving revenues, your total revenues for the year will be reduced by the loss rent. You can’t double dip by deducting the $1,500 from the already reduced yearly revenues. The only things you can deduct are the expenses you incur during this period, and only for so long as you are actively trying to rent the place.</strong></p>
<p><strong>Rental properties are a great investment. Even more so if you stay on top of your taxes.</strong></p>
