Govt sets real estate regulation law moving Assetventures

After dragging its feet on the issue for two years, the state now looks the most serious it has ever been about enacting legislation to regulate the housing sector.

The proposed law, called Model Real Estate (Regulation of Development) Act, has made little progress so far due to opposition by the builders’ lobby, but now, under pressure from the Centre, the state has set it in motion.

Sitaram Kunte, principal secretary (housing), said: “This will be a mechanism to tackle home buyers’ grievances and prevent cheating by developers.” He said the draft forwarded by the Centre is being studied by the state, which will make revisions and table it before the state Cabinet, which will take the final decision.

For years, there has been a demand for watchdog legislation along the lines of the Securities and Exchange Board of India, which regulates the country’s stock markets.

Consumers have accused developers of cheating them by delaying handing over of flats, arbitrarily increasing rates, and illegally chargingfor parking space etc. “We need some checks and balances. Today, anyone can become a builder; there is no accountability at all,” said lawyer Vinod Sampat.

Builders have opposed regulation saying it will impede growth of the sector. “Our industry works on demand and supply — there’s no way to control prices. We buy land in the free market at current rates and sell flats according to existing conditions,” said Sunil Mantri, president elect, Maharashtra Chambers of Housing Industry, an apex body of builders.

Real estate experts have cautioned that care should be taken while framing the law. “Existing laws are enough to tackle consumer grievances; unfortunately they are not being implemented. Care should be taken to ensure the new law does not become a toolfor harassment,” said Ashutosh Limaye, associate director, strategic consulting, Jones Lang LaSalle Meghraj, a real estate consultancy.

In Kollywood she has played the role which was played by Kareena Kapoor in Jab We Met. In many remakes, heroes or heroines simply copies the original version stars action. But Tamanna did in her own style and gave required energy to that role.

Recently Shahrukh Khan saw that movie, and complemented her. King Khan now planning to rope her into his next project. It will be directed by Farhan Akhtar. After Don- The Chase Begins no movie came from Farhan and SRK’s combo.

Kandein Kadhalai which is a remake to Jab We Met became a huge hit in Kollywood. Bharat a famous hero in Tamilnadu has played Shahid Kapoor’s role. Tamanna appeared in the role, which was played by Kareena Kapoor in original.

Tamanna gave an extra ordinary performance in the movie. Many audience who has seen the both versions said that, without any second word, Tamanna did many times better than bebo. She gave the required feel to the character, instead of simply copying, Kareena she has followed her own style.

On the other Bharat also delivered a good performance but not lived like Shahid Kapoor. He is not glamorous like Shahid Kapoor. Every one in Tamilnadu is appreciating Imtiaz Ali for giving such great story.

Tamanna Bhatia who entered into Kollywood, three years back started her career with a flop movie Kedi. But by each and every movie she improved her performance and became hot choice for directors and heroes.

This milky beauty bagged two block busters this year. First one is Dhanush starred Padikathavan and second one is Surya’s Ayan. In both the movies she get the roles which gave less scope to show her performance, but she attracted with her beautiful appearance in the songs and romantic scenes.

But Kandein Kadhlai gave her to prove her talent. She lived up to expectations, simply copying Kareena Kapoor’s action she followed her won style but gave the required feel to the movie.

KANDEN KADHALAI is a remake of bollywood blockbuster movie named jab we met. Hindi version was a huge hit and almost every Indian might have seen that movie, even most of the tamil audience like me might have seen that movie in CD/DVD with english subtitles. Remaking such a well known movie is a wrong decision but still director kannan didn’t spoil the originality of the script in the tamil version.

Story Analysis:

Story is all about how two person who have different attitude meet each other and fall in love. This type of love story is something new to tamil cinema. Being a remake of jab we met, i don’t think i need to write the story in detail.

Cast & Crew Analysis:

Bharath played the role of a business magnet which was played by shahid kappor in original version. Bharath didn’t even do 10 % of what shahid did in the original version. He just imitated shahid, frame by frame. In colorful t shirt bharath looks cool, but business formal costumes didn’t suit him.The tanglish which he speaks in the entire movie irritated the audience. Tamanna played the role of easy going gal which was played by kareena kapoor in the hindi version. Oh my god, tamanna imitated kareena kapoor in every scene and worst part is that, even the costumes are similar to the original version. Santhanam played a very important role and his comedy was really good and it helped to maintain the speed the screen play.

General Analysis:

First half was the same as original version, i mean frame by frame (dialogues, costumes, placement of songs) was the same. In the second half, the director tried to make some changes in few places, but it didn’t add any advantage to the script. First half was perfect and second half was too slow in many places. The chemistry between tamanna and bharath was not good, something was missing between them. In hindi version the climax smooch was the highlight but in tamil version it was missing:-)

Music by vidhyasagar is a big let down, none of the song remains in our mind after watching the movie. In the hindi version, songs were huge hit,, but in tamil version????? Cinematography by muthiah is worth mentioning. Dialouges were a biggest drawback in tamil version, its because, the dialogue writer tried to write dialogues same as hindi version so it looked odd in many places,, for example in the second half there is one dialogue like ” naan romba tired a irukiran,, enaku konjam rest thevai ” . In the same way there are many tanglish dialogues.

I personally felt artist selection for this movie was a wrong a choice , for remaking a blockbuster hit in tamil , i think the artist shown below are correct choice

Being marketed by sun pictures, this movie will do well until another good movie release in the forth coming days.

Expected No Of Days Of Successful Run: 60 days

Verdict: Above Average

If I ever made a movie, it would be like Tamanna.

A hijra (eunuch) finds a baby girl in a garbage bin and brings her up as his own. Paresh Rawal as a hijra is an endearingly helpless parent. The discarded infant (Pooja Bhatt) is a rich industrialist’s third unwanted daughter. The mother was told that the babies were still born.

*So there’s a poor hijra who makes a courageous, huggable parent.

*And there’s a hitman who won’t take supari assignments while his daughter has fever.

*And then there is a violent, wealthy, wife beating man who gets his three daughters killed.

The lyrics in this trailer are beautiful… “Ghar se masjid hai bahut door, chalo yoon karlen, kisi rote hue bachche ko hansaya jaye…” (Masjid is very far from home, so let’s do this; Let’s bring a smile on the face of a crying baby…)

While Sura is progressing as planned, talks about his 51st film have already begun. There are varied speculations about the producer and director for this venture.

Meanwhile, Udaynidhi Stalin son of Deputy CM M K Stalin, in a recent interview to a vernacular magazine said that Vijay may consider doing his 51st film with him.

Vijay moves to Marakkanam

Vijay’s fiftieth film Sura, directed by SP Rajakumar, was kick started some time in September and has been progressing well. The film has Tamanna playing the female lead for the first time opposite Vijay. The cast and crew are gung ho about the film as it is a landmark project in Ilayathalapathi Vijay’s career and are reportedly giving their best.

A few scenes of Sura are to be filmed at Marakkanam in Villupuram district in Tamil Nadu, including a song, we hear. There are reports that the team had erected a huge set for the purpose in this coastal area.
