<p><strong>1.</strong> <strong>Sale leaseback:</strong> A customer located in NY in the retail industry financed <strong>$781k</strong> for a point of sale system. The term was over <strong>48 months</strong> using $1.00 out for sale leaseback.</p>
<p><strong>2. Machinery:</strong> A customer located in GA financed <strong>$368k</strong> in equipment over <strong>48 months</strong> using $1.00 out for machinery. The customer does road and bridge construction.</p>
<p><strong>3.</strong> <strong>Firewood Processor:</strong> A firewood processor was financed for <strong>$170k</strong> over <strong>60 months</strong> using a $1 buyout. The customer is located in MA and is in the tree removal business.</p>
<p><strong>4. APU power units:</strong> A customer located in GA, financed APU power units for <strong>$114k</strong> over 60 months using a $1 buyout. This company is in the freight transportation business.</p>
<p><strong>5. Laser Grading Equipment:</strong> Laser grading equipment was financed for<strong> $86k</strong> over <strong>24 months</strong> using a $1 buyout. This customer is in the located in TN and does excavating work.</p>
<p><strong>6. EMR System: </strong> A longtime customer that is a medical clinic located in CA financed <strong>$ 539K</strong> over<strong> 60 month</strong> period. The equipment consisted of mostly software for a new EMR system.</p>

You&#8217;ve decided to sell your home because you fancy a change; to up or downsize; to move to closer (or further from) family :).  You busily tidy up the garden and fix all those little jobs that have been needing attention for the last 2 years.  And now, you&#8217;re ready.  You call 3 Agents to appraise your home&#8230;</p>
<p>It&#8217;s good news!  Your home is &#8216;exactly what the market is looking for right now, in fact, each agent has a long list of buyers&#8217; and the price they suggest is even better than you hoped!  A wave of optimism floods over you and you pay the advertising fees and mentally prepare yourself for the long lines of buyers literally fighting their way through your open front door each Saturday morning.</p>
<p>And come they do. Some are serious buyers, most are seriously nosy.  It continues week after week, open home after open home until one day you ask your agent, &#8220;Why no offers?&#8221;  Your agent shrugs.  He doesn&#8217;t understand it himself.  It <em>is </em>a buyer&#8217;s market right now but still&#8230;</p>
<p>So after weeks of faltering optimism, tidying and cleaning, smiling at strangers with mysterious intentions and much discussion with your agent you decide on Plan B.  Your agent suggests what they always suggest&#8230;lower the asking price! That&#8217;ll help&#8230;.(You begin to wonder if your Plan B was your agent&#8217;s plan A all along and the past few months was just a song and dance to get there!)</p>
<p>So, reluctantly, you lower your price.  You can afford too.  Luckily, you bought this house 15 years ago and have a hundred grand of equity.  You figure that, whatever you lose on this sale you can make back by offering less on your future purchase.  After a few more weeks, your agent brings you an offer.  It&#8217;s even lower than the new, reduced price but your agent, probably with one eye on his commission, suggests it&#8217;s a decent offer from a good buyer in this market.  You finally accept the offer. The optimism, so fresh just a few months before, is long gone.  You wonder how your expectations, along with your sale price, had fallen so far, so quickly.</p>
<blockquote><p>This story is fictional of course but of a common occurrence.  The Seller was lucky in that she had a hundred grand of equity in her home.  That means she could afford to lower her price and still have cash left over after paying out her Bank loan, agent&#8217;s commissions and legal fees.</p>
<p>But what if you didn&#8217;t have that equity? What if your mortgage was as much as your home was worth? How low can you go?  I&#8217;d suggest, not very.  Not if you want to avoid writing a cheque to your Bank on settlement for the shortfall.</p>
<p>It doesn&#8217;t have to be this way.  You <em>can</em> get the price you need for your property.  Even if that is more than it&#8217;s currently worth. And you can get it without paying thousands of dollars in agent commissions. You <em>can</em> sell for free.  You <em>can</em> avoid the open homes, the sticky beaks, the tidying, the fixing-up&#8230;.</p>
<p>In short, you can get everything your initial optimism had hoped for.</p></blockquote>

<p>I knew it is a difficult task to find a renter in a village but for this Vendor Finance it was not at all difficult. <p>I regularly received <a title="Positive Cash Flow" href="http://negative2positive.com.au/" target="_blank"><strong>positive cash flow</strong></a> from the property I own in my homeland. I miss my hometown a lot, but as I have got a good job here with a very good remuneration, I had shifted.  I used to visit my hometown atleast once in a year and once I am in my hometown, I feel completely freshened and I return back with a very good mood.</p>
<p>I am well settled here, but due to my attachment with my homeland, I have decided not to sell the property and on the other hand give it on rent, which will also be a good income.  In future, whenever I have a plan to shift back, it would be easy for me if I have the property.</p>
<p>With the help of two people, Paul and Karen I was free of any tension regarding my properly. Whenever my renter used to vacate, they would find a new one for me and every time documentation process is also done by them. I don’t have to think about it and there is <a title="Positive Cash Flow" href="http://negative2positive.com.au/" target="_blank"><strong>positive cash flow</strong></a> in my account on regular basis.</p>
