Let’s say you’re a realtor or FSBO, and you’re preparing to have 360° scenes, traditional photography, and flyers produced  for your  property. You can certainly schedule your marketing media production during the winter holidays, and include the homeowner’s decorations. However, the media will need to be updated immediately at the first of the year, so that the visitors to your listing don’t see outdated images. (“Look – it’s February, and they’re still showing their Christmas decorations…I wonder if these are from Christmas 2009, or if this home has been on the market since 2008??”)

You might prefer to have your 360° scenes, traditional photography and flyers produced before the home is decorated. That way, the attractive scenes that are meant to help sell the home are not outdated at the first of 2010!

The school’s 3,000 sq. ft. educational Edible Garden was started this year, in partnership with Bountiful Backyards and using seed money from the PTA and Burt’s Bees. The demonstration garden now includes a rain garden, fruiting perennials (including blackberries, bush cherries, fig tree and pomegranates), a butterfly garden, herbs and annual vegetables.

The Edible Garden was built with two main objectives: to extend the classroom by using the gardening experience to teach, and to improve the eating and health habits of the school’s children. Because 60% of the school’s students are on Free & Reduced Lunch, the garden is especially important in providing more access to fresh, healthful foods — and teaching students how to garden themselves.

Another tool that has great potential for journalists and crowd-sourced photo conversation projects is Microsoft’s Photosynth, which allows you to automatically assemble 3D tours and almost sculptural assemblages from photosets.

Check out this virtual tour of the Oslo Town Hall where the Nobel peace prize is awarded.

In this video Photosynth architect Blaise Aguera y Arcas talks about exciting ways this technology can be used to crawl through the millions of images on the web and effectively create a new hyperlinked visual structure.

There is also a google maps plug-in that lets you mash-up synths and maps.

News organisations have already seen the value of using the tool to cover big events and to crowd-source images from their viewers. From the photosynth blog:

Without a doubt, the highlight of the Photosynth’s first year was the Presidential Inauguration on January 20th. BothCNN and MSNBC featured synths of the moment at which the President took the oath of office, and CNN gave Photosynth 20 minutes of airtime over a five day period. These were tricky synths to shoot and assemble. MSNBC used just a few professional photographers, while CNN augmented its professionals with its “iReports” community.

CNN’s iReport synth of viewers “where were you” moment as Obama was sworn in received more than 9,000 submissions from people who were at the inauguration, or watched it at home and is a marvelous community assembled photo document.

Unfortunately only Windows users can create synths at the moment but you can view on Mac.

Keller Williams Magazine – The Keller Williams Magazine is published every month and distributed to these locations. To enter your listing go to www.KW-Showcase.com and login with your market center user name and password. This is the same password you use to access the computers in the office. If you need further instruction, here is a cheat sheet for how to enter your listings into the magazine. If your only listing picture is inside of MLS then you can use that picture by following these directions.

Virtual Tour: Take excellent pictures of your property. Much like pricing the house properly, you want to do it right the first time. The key is to take a lot of pictures and if you’re doing pictures for a panoramic- keep your feet planted, twist from the waist, and overlap your pictures 10-20%. Real Estate Photography takes a tremendous amount of equipment, depending how you want your photos to come out and the type of process you use will all effect the type of equipment that you bring with you. Except from the obvious, aka camera, there are many choices that you can have in your photographic “toolbox”, but also remember that you what to stay portable, and quick.

Scott Hargis has produced a new video from his blog that covers just this issue. He takes you through both of his photobags that he brings with him to a shoot. Now Scott is a strobe shooter, and he does a great job at it, so you will see that he carries alot of additional lighting equipment with him.

There are three things that sell homes in today’s market:

1.  Your online pictures.  I have to agree with this, since over 85% of buyers are looking on the Internet first before visiting a home.  If your online home picture are not impressive, most potential buyers will not physically go to see your home.  In the age of the Internet, online marketing is very important.  Once you have perfected your online pictures, make sure buyers can locate your listing everywhere.  There are even sites that allow you to list your home for free such as Zillow.  Homes that have 20 pictures or more receive the most traffic on the Internet, so make sure your home has as many pcitures as possible online.

2.  Your home’s price.  If you are priced too high in your neighborhood, your home is not going to sell and it definitely will not sell quickly.  Your online marketing and your home’s price are the 2 most important things to get right when selling your home. This is something a qualified realtor and home stager can help you with.  To find a realtor in your area, you can go to realtor.com and take a look at the number of listings this realtor currently has.  This will help a home seller determine the realtor’s experience in your neighborhood. To find a home stager in your area, you can go to http://www.homestagingresource.com and select the Directory on the right hand side.  You can also try http://www.ashsr.comwhich is the American Society of Home Stagers and Redesigners or http://www.realestatestagingassociation.com/which is the Real Estate Staging Assocation.  A staged home sells for 6-10% more money than a home that is not staged, in other words, your home could sell for $20,000 or more from a simple home staging!  Kate’s Home Staging and Redesign is a member in good standing of all three of the above staging associations.

3.  External Curb Appeal.  In this market, you need to have great curb appeal outside and draw potential buyers inside your home.  Please invest in some black or red mulch to make your flower beds pop and also make sure your house number is large enough and can be seem from the street.  A potential buyer will get frustrated if he/she cannot locate your home on a street because there is no number on it.  We are in a buyer’s market so please make sure the outside of your home looks neat, no debris and untidy yards.

These are the three items needed to attract a potential buyer into your home – the right price, the right online pictures, and great external curb appeal.  Of course, there are other items that influence whether your home will sell or not – like location – but we can change the above three items with some simple effort.

Once the potential buyer has entered your home please make sure your home is clean and has been maintained appropriately. Also, add some color in the form of accent pillows in your living rooms and bedrooms.  This is another very inexpensive fix to make your home look great. Also, do not overlook any simple home maintenance repairs. A leaky faucet can be fixed with a 50 cents washer and should not be overlooked if you are planning to sell your home.  Please paint stained walls, shampoo stained carpets, and clean everything twice.  You really do not want to scare off a potential buyer with a quick fix that you could do on your own in an hour or less.

If you are planning on selling your home, it is probably the largest investment you have and you need to market it as such. Spending a $1,000 – $2,000 to prepare your home for sale will help you receive top dollar for your home and could also speed up the sale of your home.

Chaco Culture National Historical Park includes, in addition to the famous archaeological sites in Chaco Canyon itself, four “outlying” great houses located outside the canyon but in close proximity to it and showing considerable evidence of close contact with people there and integration into the system centered on the canyon.  One of these is Kin Klizhin (Navajo for “black house”), which lies just west of the main canyon on a small tributary of the Chaco River known as Kin Klizhin Wash.  The land surrounding Kin Klizhin was originally a detached unit of the park like the land surrounding the other in-park outliers, but over time the park boundaries have been expanded to connect it to the main unit.  This can be seen clearly on the official park map.  Also evident on the map, however, is that Kin Klizhin is not accessible directly from within the main park unit, and it is necessary to leave the park to get to the road that leads to it.

The road to Kin Klizhin is a small two-track dirt road that branches off from New Mexico 57, the south road out of the park heading toward Seven Lakes and Crownpoint.  There isn’t a sign right at the junction, but there is a small one a short distance afterward, and there aren’t a whole lot of other roads around there so it’s hard to miss.  The junction comes at the point where 57 curves from going east-west along the San Juan-McKinley county line to going south toward Seven Lakes.

The road to Kin Klizhin is considerably more basic than 57 (which is to say that if you think 57 is the worst road you’ve ever seen, you probably shouldn’t try to go to Kin Klizhin), but it’s generally passable with any sort of vehicle.  After the summer rains it may become washed out in places, so a high-clearance vehicle would be preferable.  Four-wheel drive isn’t really necessary except maybe if it’s actively raining, in which case you probably shouldn’t be trying to do this trip at all.  The road goes over some fairly hilly terrain for a few miles before reaching Kin Klizhin, which is right on the edge of the park boundary.

Kin Klizhin is completely unexcavated, and it isn’t very large as Chacoan great houses go, but it’s one of the better-preserved and more impressive ones.  This is due largely to its tower kiva, which is still in fairly good shape (although a look at the historic photographs at the Chaco Archive shows that it has deteriorated quite a bit in the past century).  Tower kivas are among the more mysterious aspects of the Chacoan system.  The term often gets thrown around a bit loosely, but it is generally used to refer to round rooms that have multiple levels with floors between them.  This is in contrast to the “elevated” or “blocked-in” kivas built into the roomblocks at many great houses both inside and outside the canyon; although those can in some instances be more than one story in height, they always have only one floor.

Tower kivas, which are found mostly at outlying great houses, usually  have two or three levels remaining.  Some have argued that they all originally had four levels, symbolizing the four worlds through which the people passed in some Pueblo origin legends, but this is a rather extreme jump to conclusions given that we don’t actually have any idea what these tower kivas were for.  There’s nothing like them in modern Pueblos.

Some have argued that the tower kivas were part of a signaling network using line-of-sight relationships between great houses.  A fair amount of data on the line-of-sight relationships has been assembled, but the role of the tower kivas in it is doubtful, and some research by John Kantner has recently suggested that at least in the southern San Juan Basin (where tower kivas are pretty common) they probably didn’t serve as part of a signaling network.  Whatever they were for, tower kivas are certainly impressive, and the one at Kin Klizhin is a good example.  It has collapsed enough that the main parts still standing are the corners, but they are still standing quite high, and from certain angles they look like football goalposts.

The function of the outliers in general, not just those with tower kivas, is a matter of intense debate and little consensus.  “Inner-ring” outliers like Kin Klizhin are particularly odd.  Were they examples of Chacoan colonization out from the canyon into the surrounding area?  If so, why were the Chacoans moving out?  If not, who was building them, and why?

These aren’t really answerable questions given current information, but a few possibilities have been suggested.  Kin Klizhin lies in a relatively promising area for floodwater agriculture, in a valley near the canyon with a wash that could be easily dammed to provide a reservoir for water storage.  There is in fact an earthen dam near the great house, although it’s impossible to tell if it’s actually ancient rather than a modern Navajo construction.  (It could also be both; Navajos have been known to use and modify Anasazi dams in many areas.)  One intriguing thing about the area around Kin Klizhin is that despite its agricultural potential it seems to have relatively few small-house sites compared to other outlier communities, which suggests a small population that could have easily produced an agricultural surplus for export to Chaco.

Like the other outliers, Kin Klizhin gets many fewer visitors than the main sites in the canyon.  This makes it a very peaceful, quiet place to visit.  There are a lot of potsherds and other artifacts lying around near the great house, since fewer people come around and steal them.  A visit to Kin Klizhin isn’t for everyone, and it’s particularly not for the many people who come into the Chaco visitor center furious about the lack of paved roads, but for the adventurous few who are willing to take the effort to get there it’s definitely worth a visit.

And, of course, there are some other interesting ideas out there about Kin Klizhin and its role in the Chaco system, but discussion of them will have to wait for another day.
