<p>Una enorme chimenea que emite calientes nubes de gases hacia afuera del plano de nuestra galaxia Vía Láctea ha sido registrada recientemente en ondas de radio según notifica Ricardo Fernández Mercal. El equipo del Proyecto Canadiense de Inspección del Plano Galáctico utilizó una red de radio telescopios para inspeccionar una región de gas ionizado conocida como W4. En la base de W4 y en el centro de esta imagen existe un muy joven cúmulo abierto de estrellas conocido como Cl 352.</p>
<p>Se sigue investigando cómo estas estrellas crearon la superburbuja W4. Algunas explicaciones emitidas por Ricardo Fernández Mercal  incluyen explosiones de supernovas o fuertes vientos estelares provenientes de estas estrellas. Sin embargo, si parece quedar claro que el gas caliente se está expandiendo hacia afuera, canalizado por gas relativamente frío y denso, formando una especie de chimenea.</p>

<p>WIP, for the uninitiated &#8212; not that I expect many &#8212; means Work In Progress. I often do WIP Wednesday posts on exclusively knitting content, but not today. Today&#8217;s WIP Parade will be on whatever I remember about and feel like including.</p>
<p>(I&#8217;m writing this on a work break, so no linkies for now. I may edit the post to add links later, but no promises.)</p>
<p>So, numbered but in no particular order, here we go:</p>
<ol>
<li><u>The CHP (Central Park Hoodie):</u> <b>WIP TYPE:</b> knitting <b>STATUS:</b> I&#8217;m working on the hood, probably halfway done with it. Then I have to finish seaming, knit the front edging &#38; button band, and find buttons worthy of such fun yarn. <b>GOAL:</b> finish by the end of November</li>
<li><u>YA Novel, Codenamed TT:</u> <b>WIP TYPE:</b> writing <b>STATUS:</b> On the last bit of edits before submission.  <b>GOAL:</b> get edits done and submission package ready to send out by November 1</li>
<li><u>Damson:</u> <b>WIP TYPE:</b> knitting <b>STATUS:</b> finished except for blocking <b>GOAL:</b> have it ready to wear by November 1</li>
<li><u>Into The Fog:</u> <b>WIP TYPE:</b> writing <b>STATUS:</b> Basic plan developed, waiting on <a href="http://www.nanowrimo.com">NaNo</a> to start actually writing. <b>GOAL:</b> finish at least 50K of the novel by November 30 &#8211; I&#8217;d prefer to finish the whole novel by then, but I don&#8217;t know how long it will be&#8230; finish the first draft of the novel by December 31, if not November 30</li>
<li><u>Bayerisce Socks:</u> <b>WIP TYPE:</b> knitting <b>STATUS:</b> I&#8217;m onto the foot of the (cuff-down) sock. The first sock. I suspect this pair will be the socks that take me the longest ever to complete. <b>GOAL:</b> finish sock #1 by December 31</li>
<li><u>Stealth Scarf:</u> <b>WIP TYPE:</b> knitting <b>STATUS:</b> Close to done, but not close enough. <b>GOAL:</b> finish in time to give as a Christmas gift</li>
<li><u>Serendipity Shawl:</u> <b>WIP TYPE:</b> knitting <b>STATUS:</b> Sadly no more than 1/4 done. If that. I love the shawl pattern, the yarn, and the beads, but it&#8217;s too fiddley to take as a travel knitting project, and I haven&#8217;t had much &#8220;knit in front of the TV&#8221; time lately so it hasn&#8217;t gotten much work time. <b>GOAL:</b> enjoy the process&#8230; no deadline on this one</li>
<li><u>Strip Search:</u> <b>WIP TYPE:</b> writing <b>STATUS:</b> Hibernating. I want to get this one polished up and re-worked, but it will have to wait until after this year&#8217;s NaNo is completed. <b>GOAL:</b> start re-plotting and fixing after January 1, 2010</li>

<title><![CDATA[Waterkloof-four wrongfully imprisoned...]]></title>

<description><![CDATA[For some time now I have been trying to get to the bottom of a politically charged and highly public]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>For some time now I have been trying to get to the bottom of a politically charged and highly publicised case that was “concluded” towards the end of last year. This case was followed by just about everybody and the unity among the sheep was epic.</p>
<p>The case that I am referring to is none other than the infamous Waterkloof-Four sensation. &#8220;Not again&#8221; you might say, but the fact is that his story is far from over. The blatant abuse of justice and the now apparent corruption must be exposed for all to see. I have followed this case from inception and I have probably read every piece of print as well as every shred of official court document relating to this case and the funny thing is that they are almost irreconcilable.</p>
<p>There is no doubt that everybody has an opinion about this case and although I expect some fanatical responses I must advise you to read at least the <a href="http://files.approver.com/public/thinkfirst01/7203/Kotze_judgement_analysis_summary_20090401.doc">summary</a> of the facts that I allude to. It would not be realistic to discuss all the blatant errors made by Magistrate Len Kotze, but the full analysis of his judgement can be found <a href="http://files.approver.com/public/thinkfirst01/7217/Len Kotze Judgement Analysis 20081124.doc">here</a>. The original court documents are available to anybody who cares to go and get them and I defy anybody to prove me wrong. Up to this moment not even the judges involved has managed this.</p>
<p>The truth is that this case was an awe-inspiring victory for the media. The media blinded an entire nation whilst the judges delivered one the most shocking judgements of their careers. How many facts did you really read about? We know exactly what they wore at any time and there were references to their perfume, hairdos and white shoes. We know they were &#8220;arrogant&#8221; even though they never said a thing. Yet we do not know what really transpired that fateful night. If you think about it: what we &#8220;know&#8221; is nothing more than implied images, skilfully created by sensation-hungry reporters knowledgeable of the fact that truth does not sell. One thing is undeniable: the media managed to unite a nation, across more denominations than I care to list, in the condemnation of four youngsters we knew nothing about.</p>
<p>They were convicted of two counts of assault and one of premeditated murder. They did admit to assaulting an unknown man in a park in Moreletta Park, but they vehemently denied the first assault and the &#8220;murder&#8221;. In my <a href="http://files.approver.com/public/thinkfirst01/7217/Len Kotze Judgement Analysis 20081124.doc">report</a> I prove that the first assault never happened on that night. If indeed it did take place it happened on another night and could not have included the same group of people. It might surprise you to realise that there were at least ten people involved that night, but this specific grouping of people is unique in time. Even the &#8220;W4 gang&#8221; was a unique grouping that night.</p>
<p>Once the first assault is knocked out then this entire case becomes suspicious to say the least. Without the first assault the &#8220;murder&#8221; would have to be downgraded to an opportunistic version of manslaughter and that would have meant that the State could not make an example of these individuals. I do realise that we love to hate people that seem to be better off than ourselves, but you have to keep the consequences of a corrupt judiciary in mind when looking at the facts. Thanks to Hlophe and Zuma we are already starting to see the effects loud and clear.</p>
<p>The individuals did assault the victim and it is entirely conceivable that this person died from the assault, but to prove that we have to scrutinise the physical evidence very carefully. The body used as the &#8220;murder victim&#8221; was in pristine condition barring a gaping wound on the back of his leg. The <a href="http://files.approver.com/public/thinkfirst01/7206/Post Mortem Nr 2439_2001.pdf">post mortem</a> report of the victim indicated no other serious wounds but the hole in the back of his leg. Cause of death was blood loss over an extended time. No bruising, no broken bones, no blood from the nose or ears, no broken skin, no dirt or grass indicative of a struggle on his face or body, no broken teeth and the tiniest amount of blood on the scene.</p>
<p>Two specialists indicated that a person of similar build as the victim would have to lose 5-6 pints of blood to bleed to death. More than 3 litres of blood is too much blood to mysteriously disappear. The person also died in a different position to the one he was found in indicating that he was moved after his death. This is significant because the State witnesses testified that the position that the police found the body in, is exactly the same as it was left the previous night. All this is handled extensively in my <a href="http://files.approver.com/public/thinkfirst01/7217/Len Kotze Judgement Analysis 20081124.doc">report</a>. This is merely one indication that the learned magistrate did not remove all possibilities in his findings and as such could not have proven guilt beyond a reasonable doubt.</p>
<p>The conundrum is that the sentence was based on the intentional and brutal murder of a homeless individual, but there is absolutely no indication of either of the chosen pillars of this sentence. As for the &#8220;homeless&#8221; individual, you probably did not know that this derelict individual was dressed in good quality clothing with expensive athletic shoes. He had a wallet on him with money in it. He was in generally good condition prior to his death. The police also found stolen objects around him that were positively linked to a house robbery a significant distance away from the park where he was found.</p>
<p>What does all of this mean? There are many unanswered questions about the events of that night and if we assume a fair and independent judiciary then they could not have been convicted of any of the charges, but the true mystery is how did this case traverse four levels of court and why are these learned judges refusing to answer my questions? No legal professional wants to touch this case and academics are too scared to open Pandora’s Box. Do you really know what goes on in the halls of our respected, honourable and trusted judiciary?</p>

Das Spiel, das <a href="http://213.239.193.180/freewar/forum/viewtopic.php?f=45&#38;t=33354" target="_blank">im Freewar-Forum</a> vorgestellt wurde, beinhaltet ebenso ein rundenbasiertes Kampfsystem, typische NPC, die in Freewar zu finden sind und ein sehr schickes Layout (das bei Weitem das von Freewar übertreffen dürfte). Neben einer umfassenden Charakterauswahl ist ein wirkliches Spielen jedoch noch nicht möglich, da sich das von Dimi konzipierte Spiel noch in einer Beta-Phase befindet und die meisten Quests noch nicht freigeschaltet sind.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>&#8230;okay, okay, I&#8217;ve been lax and not posting recently, I needed to get Christmas out of the way and all the rest.  I&#8217;d gone into the Christmas break with a flu and unemployment pending so it didn&#8217;t feel great and was dreading the whole thing as Miniminx was spending it with her Dad &#8211; boo hoo.  </p>
<p>In the days before Christmas, I had a look around the internet for anything discussing single parents alone at Christmas &#8211; I looked not once, but many times.  What for?  So I didn&#8217;t feel so alone in my situation and such a social pariah &#8211; it made me cringe talking to the other school Mums in the playground, it seemed everyone was set for family time except me so it&#8217;s hard not to feel bad about the whole situation.  I have one foot in the family camp and the other firmly planted in single life these days and this time of the year is the time it really comes to the fore.  This Christmas thing seems to be the last taboo &#8211; no matter where I looked or what terms I searched under, there were meagre pickings and no advice available even on mumsnet or chat rooms.  I used to really like <a href="http://www.mumsnet.com/">mumsnet</a> until David Cameron did a webchat for them and that nixed it for me &#8211; I can&#8217;t help but think of it as smug middle class mumsyish twaddle.  I feel on the outside looking in and don&#8217;t visit the site anymore &#8211; why should politics come in to Motherhood??? Grrrrr&#8230;.</p>
<p>My big question is why don&#8217;t people talk about the effect of post separation life &#8211; the 14 day rota that evolves as every other weekend is child-free?  Is it just too painful?  When I lived in bohemian East London there were more people in my situation, now in the <a href="http://www.chiswickw4.com">W4</a> middle class ghetto, I&#8217;m the odd one out &#8211; career girl/single Mum, not stay at home earth Mother. </p>
<p>A couple of days after Christmas, Miniminx called me and we watched a movie, Tooth, together on the phone which was really funny &#8211; I mean the film was funny and we were sharing an experience even though we were miles apart.  We missed each other like hell so it was great to get her home finally.  </p>
<p>So my thinking on this internet community stuff is that people don&#8217;t really connect on things that matter to me.  I suppose I should have posted something myself somewhere &#8211; it&#8217;s always been a heinous thought &#8211; how can children be wrenched away from their Mother&#8217;s on Christmas day?  I remember hearing about Princess Diana spending the day alone without her boys and thinking it was tragic, never for once imagining that would one day be my fate, or as it happens, every other year.  But I suppose, I signed up to be a fair parent post break up and ensure Miniminx has a life with her Father so that is that&#8230;  </p>
<p>Happily I spent time with friends and had a great day and we made up for the day by having our own Christmas when Miniminx came home.  Thanks <a href="http://www.luckyvoice.com/">Lucky Voice </a>for a fab birthday &#8211; I sang my heart out along with my buddies and it was brilliant.  </p>
<p>So it&#8217;s all on the up now, the dread has gone &#8211; I am free of 2008 and going to the gym every day and looking out for a fab job &#8211; but there&#8217;s not much about. In the meantime, I have to fill my days which is pretty easy.  Miniminx is happy I can pick her up from school everyday.  I&#8217;ve always found the lull between jobs gets pretty stressful after a while.  I had a meeting last week with a recruiter and felt pretty ambivalent about the whole thing &#8211; having to grin and bear my situation while selling myself as hard as possible.  In reality, the meeting went very well and the recruiter told me the job market never gets going until the second week of January, so hang on in there.  So in order to keep my spirits up and feel good, the only way for me is to keep active &#8211; <a href="http://www.amazon.co.uk/Nintendo-RVLRRFNE-Wii-Fit/dp/B000VJRU44">Wii fit </a>(well it was Miniminx&#8217;s pressie) is getting a look in &#8211; and my gym gets to see me more.  I&#8217;m doing yoga, pilates, running and swimming and lots of walking.  Hopefully I&#8217;ll see a size-mic shift (ho ho) and all this exercise does help beat the January blues which is no mean feat.  I&#8217;m still loading up my iPod and heading off to my storage unit this week to dig out years of old CDs which I can rediscover &#8211; I&#8217;m definitely filling my time with inane mundane stuff which I would never usually do if I was working, but it makes my days meaningful.  I&#8217;m being more social as well &#8211; we&#8217;ve struck up a friendship with a family a few doors down which is fab &#8211; and meeting new people.  </p>
<p>I&#8217;ve decided I&#8217;m going to try something new every day and today I&#8217;m going to create a collage on a giant blank canvas&#8230;how poetic.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Sure, it would be nice to able to afford a fancy array of solar panels or a sleek new wind turbine towering above your home, creating your own home&#8217;s power!  However, these systems cost thousands of dollars.</p>
<p>In this age of economic uncertainty, not many of us can afford to fork over that kind of dough, waiting years to recoup what we invested. Sure, you&#8217;d do your share to help the environment, but jeez! That&#8217;s a lot of money, right? </p>
<p>If the powers that be really wanted to make the use of solar and wind affordable, I&#8217;m absolutely certain they could find a way. But, as we all know, Big Oil and Big Business go golfing with Big Government &#8211; ya know how it goes &#8211; it&#8217;s disgusting.</p>
<p>I had to find some way to become more energy self-reliant.  I discovered there is absolutely no reason for you to rely on your local utility company &#8211;  undoubtedly part of a huge conglomerate that obviously, albeit immorally, lobbies to help shape policies that effect, ultimately &#8211; your utility bill! </p>
<p>Well, here&#8217;s something the big energy companies don&#8217;t want you to know: You can build your own alternative energy system for home, and create homemade energy for cheap &#8211; with just a little knowledge, and a few hours of your time. (maybe a weekend if you&#8217;re extremely DIY challenged!)</p>
<p>It takes a little scavaging around on ebay, craigslist, and such for things like ac/dc converters, broken solar cells that you can easily solder together, etc., but there are some great deals out there.</p>
<p>You can even call around to golf courses and see if you can luck out with some old golfcart batteries that can be refurbished for super cheap. Forklift batteries work great as well. Check out large warehouses, repair shops, whatever you can think of. Often, if you explain what you need the batteries for, they&#8217;ll just give them to you, intrigued by the idea that you&#8217;re building your own home&#8217;s power plant! </p>
<p>Another way to find raw materials for free is visiting construction and demolition sites. Scrap plywood, metal beams, all that stuff can be used.</p>
<p>There is no way in hell you&#8217;re gonna pay those ridiculous prices for retail solar and wind turbine units &#8211; I mean it&#8217;d be nice, but I&#8217;m one of the 95% of us, and I&#8217;d say with near complete certainty, you are as well.</p>
<p>So, of course I&#8217;m not an engineer, electricity scares the crap out of me, since I have shocked myself a few times trying my best to be a handyman for the wifey! But I can follow instructions pretty well. And I realized I&#8217;m a pretty good scavanger. </p>
<p>I reviewed quite a few products on the web, and finally decided to go with the one with the best legitimate reviews. Duh&#8230;right?  But I couldn&#8217;t freakin believe how easy it was to read and follow.</p>
<p>I was excited, to say the least. I tackled my first project, a small solar panel, just to kinda figure out how it all works, within days. It worked, and it was on to the real deal!</p>
<p>My goal is: Ultimately, screw &#8216;em and live off the grid! It&#8217;s possible, believe me.</p>
<p> I live in a suburban neighborhood, not in a cabin in the woods, and i built my own solar panels, generators, wind turbine, and a battery rack with attached converter to almost completely power my home within a month. With stuff that most likely would have ended up in a landfill!  It&#8217;s freakin awesome what a little sanding and some fresh paint can do!</p>
<p>By the way, If you&#8217;re going to go through the trouble of building a green energy system for your home, make sure your home is already energy-efficient. But I&#8217;m sure you already knew that!</p>

<p>Small wind generators can generate all,or at least a substantial part of,the total power needed by an average home or farm. Home wind turbines are now low enough in cost to pay for themselves fairly quickly in power bill savings. As the cost of electric power continues to rise this is even more true. </p>
<p>The cost of wind turbines if purchased from a manufacturer is still quite high. Fortunately it is possible to build a wind turbine for a fraction of the cost of a purchased machine. These homemade machines can be mounted on a rooftop or on their own freestanding small tower. </p>
<p>A home wind generator can be very easily built,by the average handyman,from plans and instructions which are readily available. A very good home made wind turbine can be built for $100 or even less using new or used auto parts. </p>
<p>It is absolutely untrue that high winds are necessary to power a turbine wind generator. Even a fairly light breeze will produce power which can be stored in batteries till required. </p>
<p>The best type of batteries for this purpose are deep cycle or deep discharge batteries. Marine batteries are also of this type and are suitable if readily available. Standard automobile batteries can be used but the deep discharge battery is much more efficient for this type of use. </p>
<p>It is quite a good idea start off with just one or two batteries and add more as they are needed. In this way you can store a lot of electric power produced by your home wind generator. </p>
<p>The question of how to build a wind turbine is quite simply answered. There are  plans and instructions available which can be used by any home workshopper to build a very good home made wind generator,very simply,at surprisingly low cost. </p>
<p>A wind generator home is a self reliant home that does not have to depend on the power company. Power bills can be eliminated or at the very least reduced substantially. If excess power is produced by your homemade wind generator you can sell it to your local power utility in many areas. </p>
<p>The power produced by your home wind turbine is clean,green power. There is absolutely no pollution of the atmosphere. Some say that the best result of all is independence from the power utility and the hated, ever increasing,bills. </p>
<p>Whatever your motive may be you will do everyone a favor by cutting pollution of our atmosphere which may cause climate change. Home wind turbines are very definitely an idea whose time has come.</p>

Well just follow this article and I will explain in my opinion what it will take to become a Handyman. First off you must have some commonsense. You can have all the computer knowledge in the world but if you want to replace an outlet receptacle and start undoing the wires before thinking about turning the power off then you are going to shock the crap out of yourself. </p>
<p>If you are replacing a kitchen faucet and you loosen the supply hose without shutting the inlet water valves you are going to flood the place. You must think before you do in the Handyman trade. Common Sense !</p>
<p> So what exactly is the definition of a handyman? A handyman is basically a jack of all trades that can take on countless small tasks around the house and complete them without calling a professional to do so and burn a hole in your pocket. The easiest of these tasks would probably be painting the outside of your house or repainting a kitchen. </p>
<p>The more advanced tasks a handyman might do is to replace a air conditioning unit like a condenser and air handler. Just think about all the household things that there are &#8230;. we have faucets, sinks, counter tops, garbage disposals, refrigerators, ovens, range hoods, smoke detectors, installing a secure closet rod that wont fall as soon as you hang a couple pairs of pants and shirt on it.</p>
<p> Installing ceiling fans, light fixtures, changing locks, re-keying locks to a master key, toilet maintenance, leaky tub faucet handles, small carpet repairs, outlets, light switches, water heaters, thermostats, garage door openers, closet doors, sliding glass doors, window screens, washers and dryers&#8230; a true handyman would know how to troubleshoot and fix any of these things without paying a professional. So how do you learn how to do all this handyman stuff? Easy. </p>
<p>Get an Hvac license then get a job as a maintenance technician at older apartment complex. I say old apartment complex because their everything is breaking. The more stuff thats breaking the more stuff that needs repaired. I myself have been in the Handyman apartment deal for about 2 years now and there is probably nothing in a house I couldn&#8217;t fix, and if I didn&#8217;t know to fix it I knew a fellow handyman drinking buddy that did. </p>
<p>I mean what if you&#8217;ve locked yourself out of your house ? What if the only way you knew to get in was to break a window that would cost over 100 dollars to replace ? When actually its very easy to break into a window with out actually breaking it..(most of them)&#8230;or you could easily just break or drill the lock and replace the lock. (unless its an expensive one then you might be better off calling a locksmith). So do you think you have what it takes to be a handyman?</p>

It what starts out as a tiny, nearly imperceptible leak provides the perfect environment for mold to thrive. After all, what???s more attractive to mold spores than moist drywall or soggy carpets?</p>
<p>The problem with small leaks is that they go undetected for so long that mold has plenty of time to take hold. In fact, you may not even be aware of the leak until a musty odor creeps in and fills your home. Depending on where the leak originates, you may not know for months. For example, imagine a tiny leak in the basement. The moisture and dark environment make for the perfect mold breeding ground. But, how often do you find yourself down below? Weeks? Months? Years? When you do descend into the depths of your home, that telltale smell announces the presence of mold ??&#8221; and it all began with a tiny little leak.</p>
<p>What???s the big deal about a little leak and a lot of mold? At its worst, mold can be toxic. People with allergies and weakened immune systems are particularly vulnerable to health problems related to mold exposure. Respiratory ailments, allergies, headaches, and other symptoms adversely affect those living in the mold-infested home.</p>
<p>In addition to the health effects, mold is unsightly and unpleasant. It is also destructive. For example, as a living organism, mold requires a food source and guess what it consumes? Mold consumes and damages drywall, wallpaper, carpet fibers, upholstery, paint, ceiling tiles, building materials, and any other materials that it grows upon. </p>
<p>This leads to unsightly discoloration and real damage. When mold growth is severe enough, these materials must be removed and replaced, often at great expense. Imagine the hassles involved in removing all of the drywall, flooring, baseboards, and wallpaper in a single bathroom. In addition to the removal and repairs involved extensive cleaning, deodorizing, and mold inhibitor treatment applications usually take place.</p>
<p>Mold is gross, unhealthy, structurally damaging, and difficult to deal with. While insurance companies may pay for repairs, it???s not a given. In fact, mold may be specifically excluded from your policy. Clearly, preventing mold is preferable to dealing with its aftermath. Since mold can start from the tiniest leaks, the first order of business is to detect all leaks and plug them, no matter how small.</p>
<p>Go from room to room on a mission. Your mission: thoroughly inspect for leaks. On the first run through, your only tool should be a pencil and pad. This way, you won???t become distracted with repairs and postpone inspecting the rest of the house. In each room, check the plumbing as well as areas where water typically collects including:<br />

???	Under sinks<br />
<br />
???	Around appliances (dishwashers, washing machines, water heaters, air conditioners)<br />
<br />
???	Water lines  (don???t forget the refrigerator???s ice maker line)<br />
<br />
???	Around windows and doors<br />

???	Showers and tubs<br />
<br />
???	Basement: windows, utility sinks, exposed pipes, walls (check for seepage)<br />
<br />
???	Foundations (look for cracks and seepage)<br />
<br />
???	Roof (look for signs of leaks, loose tiles, cluttered gutters) </p>
<p>As you???re inspecting the home, use your nose. If a room smells musty, this is a signal that a water leak is present. Once you???ve noted all leaks, no matter how small, formulate a plan for repairing them. If you???re the do-it-yourself type, a quick trip to the hardware store is in order followed by repairs. If you???re not, call a handyman or plumber and give them the list. For those who want the ultimate assurance, hire a leak detection company to come in and find hidden water leaks, such as those in the walls or under slab foundations. </p>

Landlords have no way of knowing that a pipe has burst, a water heater has toppled, or that rain is pouring through a leaking roof until they get that phone call from their tenant asking, ??oeWhat do I do???? If you have rental property, water damage has the potential to become far costlier than it could have been due to renters who have less at stake or simply don???t know what to do.</p>
<p>Instead of hoping the pipes will hold, educate your tenants about the actions that they should take should flooding or plumbing mishaps occur. Here are a few tips to help you get started.</p>
<p>First, create a small binder for each property that you own. This binder will act as a resource for your tenants and should include detailed information about a variety of concerns. Create tabbed sections and include a table of contents so that the tenants can quickly flip to the section, such as the water damage section, as needed. Include sections such as:<br />
<br />
???	Contact information and rental agreements ??&#8221; List contact numbers where you can be reached, including phone number, cell phone number, and e-mail address. Include a log sheet where renters can record their security deposit, rental payments, and related information.<br />
<br />
???	Maintenance ??&#8221; Create a sheet of standard maintenance that your renters are expected or authorized to handle. For example, do tenants need your permission before repairing leaking faucets? If not, how much money do you authorize for repairs before they must contact you? Include pockets for receipts along with reimbursement forms for authorized out-of-pocket repairs. Create a second sheet covering other maintenance requests, such as for repairing broken windows, repainting a room, or replacing water damaged carpets. Give detailed instructions on how to request repairs and improvements.<br />
<br />
???	Insurance Claims ??&#8221; Your insurance policy covers your rental property but not the renter???s personal belongings. With this in mind, you may want to create a section covering insurance claims. Let the renter know that their personal belongings are not covered by your insurance policy and that they are responsible for obtaining coverage if desired. Detail the steps the policyholder must do when the property has been damaged ??&#8221; such as call you immediately, call 911 in emergencies, file a police report, and so on.<br />
<br />
???	Plumbing and Water Damage ??&#8221; Plumbing problems are among the most common problems tenants and landlords deal with. From garbage disposals that won???t turn on to overflowing toilets and burst pipes and everything in between, your tenants will likely encounter some form of water or plumbing trouble. What should they do? In this section, you should list specific steps for minimizing the damage followed by instructions on what to do once the water has stopped flowing. Include the following information:<br />
<br />
1.	Detailed diagram and instructions showing the exact location of all water shut-off valves and how to turn off the water.<br />
<br />
2.	Safety precautions and warnings about electrocution.<br />
<br />
3.	Instructions on how to turn off the power.<br />
<br />
4.	Instructions on how to mop up the water. It???s not a bad idea to invest in basic cleanup supplies and stock each rental property with a mop and bucket, absorbent towels and sponges, and a toilet plunger. This ensures that your tenants have the tools required to act quickly.<br />
<br />
5.	Instructions on what to do once the basic water issue has been somewhat contained, such as after shutting off the shut-off valve of an overflowing toilet and mopping up the water, what should the tenant do?<br />
<br />
???	Preferred Vendors ??&#8221; Home repairs will be necessary from time to time. If you have agreements with specific vendors or have vendors you trust and prefer to work with, this is an excellent place to list the information. It is also helpful for tenants as they will need to call to arrange service. List the phone numbers to preferred local handyman services, water damage restoration companies, pest control companies, electricians, roofing companies, plumbers, carpet cleaners, home improvement contractors, and so on. Provide pockets so that the tenant has a place to store contracts and receipts along with blank pages for writing down notes and estimates.</p>
<p>When it comes to taking care of your rental properties, it helps to keep your renters involved as they are on the front lines. When it comes to emergency repairs and water damage, renters need to know how to act promptly and safely and that you will take care of the necessary repairs. They also need to know that their prompt actions can minimize the damage and cause less disruption to their lives. This simple binder provides renters with the tools and information that they need to better help you keep your properties in tiptop shape.  </p>

<p style="font-size:11px;color:rgb(111,111,111);font-family:Verdana, Arial, Helvetica, sans-serif;margin:0;padding:0 0 1.6em;">Strand on the Green is a narrow picturesque walkway on the river, running east from Kew Bridge, with varied vintage houses and pubs along its length. </p>
<p>It&#8217;s very popular with weekend strollers and drinkers. A muscular steel Victorian railway bridge however, seriously interrupts the wonderful river views.</p>
<p>The two most conspicuous things about the posh residential enclave of Bedford Park, apart from the wealth, is that there are so many trees it&#8217;s hard to get a view of the houses, and it&#8217;s often so quiet you can wander around in the middle of the streets.</p>
<p style="font-size:11px;color:rgb(111,111,111);font-family:Verdana, Arial, Helvetica, sans-serif;margin:0;padding:0 0 1.6em;">This is regarded as the world&#8217;s first garden suburb, developed in the 1880&#8217;s and 90&#8217;s with the aim of attracting the influential artistic set. Many of the best houses, designed by the brilliant Norman Shaw, have an elegantly rustic flavour.</p>
