Como o valor médio das moradias desse nicho é de R$ 137 mil (próximo do valor limite do programa), a procura, que já era alta antes mesmo da crise, se tornou ainda mais representativa.

Acompanhando esta tendência, as incorporadoras concentram os lançamentos de maneira a atender este perfil. I am probably the most downright pooped I’ve been in the last year and a half. Play practice has proceeded to suck all the vitality out of me, despite my feeble protests. That would be a total income of: £19,700 from an average of just two sales at just £197 each per week (allowing for two no sale weeks)

 Consider that each 21 disc set requires 20 blank DVD-R discs and 1 blank CD-Rom disc to produce and that’s a total of 2,000 blank DVD-ROMs and 100 CD-ROMs required to manufacture and fulfill the orders. 

Using a site such as www.dvdshoponline.co.uk  (for this example – there are actually even cheaper sources) the DVD’s (which enable you to print direct onto the disc) would cost you £30 per 100 discs so for 2,000 DVD’S that’s a total of £600. 

Then you’d pay £10 for each 100 printable blank CD-ROM’s thus meaning that so far its cost you £610 to manufacture 100 sets of the entire package! 

Next you will need Two Ten Way DVD cases for each set and also one single DVD case for each set, a total of 200 ten way (£25 for 50 at example site shown) and 100 single DVD cases (£10 for 100 on example site) being required. 

That’s a total cost for cases for 100 sets of the package of: £110 thus bringing our running total so far to £720. 

Next each case will need a nice colour cover printing with each set needing three covers (as there are two ten way cases and a one single case) so that’s a total of 300 sheets of photo quality paper required and as 50 sheets costs £3-00 that’s a total of £18 for paper. 

Then there is ink which when you buy your ink cartridges cheap (via ebay etc) should cost you no more than the equivalent of 10p for each cover and lets say 5p max for each full colour DVD face which you print. So with 3 covers for each set and 21 discs that’s an ink cost for each set of £1-35 and a total cost of £135 to manufacture 100 sets. 

Finally you will need 100 large Padded jiffy envelopes to use sending the packages out to your customers which bought cheaply on net will cost you around 50p each so that’s a total of £50 to send out the 100 sets. 

And finally First Class or Airmail Postage to send out each package will need to be paid for so let’s say an average of £10 per set which is £1,000 to send out the example 100 sets being discussed here. In truth to send to UK they will be little more than £5 each first class but the rest allows for International postage costs. 

Add together the total of everything stated above and it comes to a figure of:£1923.

That means that each set to manufacture and send out to your customer costs you in this example £19-23p and even in this example where we are imagining you are only retailing them at £197 a set it gives you a total profit from each sale of: OVER – £177 

So with even only 100 sales in a year (average of 2 per week for 50 weeks) and even if you were only selling them at the bare minimum retail price allowed of £197 you’d still make by selling just 100 sets a profit of: £17,777 

Assuming that you have made the intelligent decision to make your one time payment to secure your Personal Limited Edition Platinum Master Resale Legal License to this set in full and as such will be paying just £1297.00, then even after getting back your original investment in this “Worst Case Scenario Example” you stand to make a BIG PROFIT OF – £16,480. 

And as this is a “worst case scenario” lets say you decide to buy a DVD duplicator which can burn Ten copies of each disc from your master each time without the need to use your computer. Well these can be bought online for less than £400 and will save you many hours of work. 

Oh and perhaps you need to buy a new printer that can be used to both print the covers and also the “labels” directly onto the discs then one of these can be got again online for less than £200. 

Even after investing into these two pieces of equipment you’d still in this “worst case scenario” have made a PROFIT OF – £ 15,880 and of course you’d still have all of the equipment which you can continue to use for years to come without any need for additional investment. 

And that’s without running any of the Live Royle CMT Training Seminars to which you will be Legally Licensed and Entitled to also profit from and remember it’s also without selling any “Resale Rights” or “Master Platinum Resale” rights onto anyone.

Mijn eerste Leuvense Grabbelpas is een feit! Deze herfstvakantie mocht ik voor de eerste keer de Grabbelpas van Leuven in goede banen leiden. Vol spanning stond ik hier op maandagmorgen om 7u45 voor de deur. Gelukkig had ik met de meeste animatoren zaterdag al kunnen kennismaken, maar toch … wat was ik blij toen iedereen gearriveerd was.

Toen de kinderen binnensijpelden, verdwenen ook mijn zenuwen beetje bij beetje. Om 9u30 kon iedereen starten. De kleuters en de 6-8- jarigen trokken met Kreakatau naar hun lokalen om er te knutselen, te yogaën en te dansen. De ober van het kapot restaurant stormde vervolgens vol paniek naar buiten … het hele restaurant lag aan diggelen … maar geen probleem: met de 10-12-jarigen, was de redding nabij! Op amper 5 minuten ruimen ze de smeerboel op en ik mocht mijn eerste échte Grabbelpasrol spelen: 100 euro uitreiken aan de harde werkers.  Ze hebben het dubbel en dik verdiend! 

De rest van de dag verliep vlotjes. Tot het einde naderde… de groepen liepen door elkaar binnen en buiten, andere kinderen knutselden rustig verder en ondertussen waren een hoop mama’s en papa’s op zoek naar zoon- en/of dochterlief. Volgende keer toch maar beter iedereen in z’n lokaal houden, zodat het zoekwerk van mama en papa beperkt blijft en mijn hart niet elke keer een tel overslaat … Eind goed, al goed: alle kinderen veilig en wel naar huis!

De volgende 3 dagen verlopen verder zonder grote problemen en ik vertrek elke avond met een glimlach en een gerust hart naar huis. Bij deze ook een welgemeende ‘merci’ aan alle herfstanimatoren, ze hebben schitterend werk geleverd. Het waren dan ook echte bijoukes!  Hopelijk zijn ze volgende vakantie weer van de partij.

Ik hoop ook dat al onze kinderen genoten hebben van een prachtige herfstvakantie en nu al uitkijken naar de volgende Grabbelpasvakantie.

M-PESA: the Black Swan of Mobile Money?

Lately I have wondered whether the rise and stunning success of M-PESA is a Black Swan. M-PESA, a mobile money transfer service developed by/for Safaricom of Kenya, was launched in 2007 and has seen staggering growth. Much has been written about M-PESA and equivalent services worldwide (a search for M-PESA at CGAP yields a treasure-trove of articles). None of the launched services appear to rival M-PESA in growth, even in countries with similar target demographics (Tanzania, next-door to Kenya, isn’t doing so well with M-PESA).

Let Sleeping Dogs Lie

While there doubtless are many factors explaning the M-PESA phenomenon in Kenya, the implicit expectation always seems to be that it is just a matter of time before a similar service somewhere replicates M-PESA’s success in Kenya.

I’m not so sure anymore. Here’s why.

With M-PESA’s success in mind, and its implications for a country’s financial institutions, regulators (hardly known to be trend-setters) are unlikely to approve a service with as much leeway as Safaricom had with M-PESA.

Being the first to market what was essentially an outlier, Safaricom in effect escaped the regulators’ scrutiny in the early stages of M-PESA. Infact, once M-PESA’s success came to the attention of Kenya’s banking community and to the Central Bank, they tried regulating M-PESA in a way that would have, at the very least, hampered its growth. Here’s an illuminating quote from Kenya’s Daily Nation:

Bankers are up in arms over the revolutionary innovation. They have complained that cellphone companies are operating bank accounts outside of any regulations.

“Money transfer on the cellphone is a great idea,” John Wanyela, an executive director of the Kenya Bankers Association, told the Sunday Nation.

“But you do not allow innovation to outsmart regulation….[It] has broadened access to the unbanked, especially those in rural areas. We can’t do what they (mobile phone service providers) do. All we are asking for is a level playing ground.”

Banks have put the Central Bank of Kenya on the spot, demanding to know what laws allow telecommunication companies to offer money services, saying Zain and Safaricom are invading their domain without much regulation, while they continue to operate under the stringent rules of the Banking Act.

The appropriateness of the regulation isn’t my focus in this post, rather it is the effect of the regulation (appropriate or not) on the growth of M-PESA and similar services.

It is unlikely, so it appears at this moment, that regulators in other countries would give any company such leeway. It is also unlikely that financial institutions, with a lot to loose from an M-PESA clone, would sit tight and hope for the best. What is more likely is that constraints, whether the result of banking-industry lobbying or well-conceived government policy, will be placed on any such services.

MTN’s Mobile Money in Ghana

The latest launch of a mobile money service in Africa, in this case Ghana, bears out my theory (Appfrica has more details). The MTN service, which has seen slow uptake, seems hamstrung by rules and regulations forced on it by banks and regulators in Ghana.

From the Appfrica article, MTN’s Mobile Money seems to burden merchants and customers in ways that Safaricom’s M-PESA does not. With MTN’s system:

• customers need ID to perform *any* transaction
• merchants are required to have a specific handset for customer registration (something Kenya’s Zain (then known as Celtel) tried and failed with Sokotele, its earlier attempt at mobile money (Zap is Zain’s current money transfer service).
• customers have to sign for every transaction
• merchants need a bank account from participating banks
• the growth of the money-transfer network depends on banks expanding and accepting more merchants

Part of the reason for M-PESA’s runaway success has been its relative simplicity and lack of constraints, from the merchant/customer perspective. Fraud levels are somehow, and curiously, kept to a “manageable” level (if the lack of public outcry from Kenyans is anything to go by).

White Swans Galore

Sadly, it appears that M-PESA was an anomaly that won’t be replicated elsewhere anytime soon.

M-PESA succeeded, it appears, largely because there was no precedent, and hence little legislation standing in the way.

Perhaps regulators ought to factor this into their deliberations.

• I’m now uploading a “legacy” version that should be more compatible with OpenOffice etc.  I can’t verify that it works perfectly but it seems OK.  Unfortunately it reduces all the shades-of-blue cell backgrounds to one shade, which makes it look a bit rubbish.
• Some tidy-ups on the UI front.
• Changed the layout of the Sandbox editor and added the ability for the user to define durations/cooldowns, as well as an area for writing notes and a summary of how many of each spell was cast.

Still to-do:

• Might add a few more statistics displays to the Sandbox.
• Need to write instructions and stuff and put them up here on the ‘blog.
• The trinket-sorting macro doesn’t work in OpenOffice for the compatibility version.  I probably won’t try to fix this as I’m not exactly Mr. Macros.

ZAP rc3 compatibility version

As proof that you can do pretty much anything if you’re bored enough and have enough time, I’ve finished the first release candidate for my spreadsheet project.

It’s called ZAP! - Zamir’s Elemental Spreadsheet!

Yes I’m fond of being glib, especially if the opportunity arises during something that sounds like it should be serious (like say, writing a spreadsheet).

What is ZAP!?

ZAP! is an Excel 2007 spreadsheet which you plug your stats and talents and buffs and such into, and it returns a DPS figure.  That is to say, it reduces elemental shaman DPS to a formula for the purposes of helping a player explore how different factors might affect their damage output.  The design is heavily based on Binkenstein’s SEIC spreadsheet, but it is an entirely new project written from scratch using my own methods and formulae.

It also features a “Sandbox” rotation editor, which allows a user to play around with configuring their own spell cast sequence while adding/removing stats to compare DPS results.

Who’s Zamir?

Zamir is one of my various Internet aliases.  It has the advantage of starting with a ‘Z’, which makes it inherently cool.

Hey this looks a lot like SEIC

Yeeees it does.  That’s because I was a long-time user of SEIC and loved the simple, one-sheet UI design compared to the complex designs of other classes’ spreadsheets.  ZAP! is meant to seem familiar and obvious to any previous SEIC users, but I also tried to design the front page from the ground up to be intuitive and user-friendly.  I may or may not have succeeded.

OK seriously who are you?  Oh wait it’s me.  OK then.  Well, no.  This spreadsheet is entirely, completely my own work.  I manually typed every formula into every cell based on my own understanding of the maths.  This involved a lot of research and checking and in-game testing.

Having said that, one of the most helpful tools available to me while designing ZAP! was SEIC, because I could check every result my work gave against SEIC’s results.  Frequently this allowed me to quickly track down mistakes or omissions in my own work; sometimes it meant spotting mistakes in SEIC.  So yeah, SEIC was an incredibly valuable resource.  And like I said, it’s the spreadsheet I’ve personally used until now and it deserves a lot of respect and recognition.

What can ZAP! do?

The main feature of ZAP! is returning a DPS figure based on:

• Your character’s stats, talents, glyphs and set bonuses
• Your personal and raid buffs, debuffs and consumables
• Encounter variables such as fight time, heroism use, etc.

It also provides some interesting stats like how many spells you cast and how much mana you used.

ZAP! also features a DEP system where each stat, glyph, set bonus etc. is converted into damage equivalency points – that is, how much DPS they theoretically translate into.  Like SEIC, there’s a tool to compare items/gems/enchants etc based on their DEP, as well as a trinket list which can be sorted according to each trinket’s DEP.

The final feature of ZAP! is the Sandbox rotation editor, which was actually the main reason I started this in the first place.  It’s very similar in style to the pseudo-simulation that SEIC used to calculate DPS, only the user selects which spells to cast and when, any stat buffs to add/remove, and how long the cycle goes on for.

Ultimately, ZAP! is a formulator.  That is distinct from a simulator.  It uses average values, expected results, normalised scenarios, and so forth.  The value it returns is to help you make a choice between one item or another, or between one rotation style and another, and is not a “target” or “maximum”.

OK so what now

I need some folks to try ZAP! and play around with it to check it works properly and make suggestions/give feedback where helpful so that I can improve it and possibly release it to a wider audience.  You can download it here.  Update: there’s also a compatibility version here.

It’s in Excel 2007 format and I’ve no idea to what extent this is or isn’t compatible with other spreadsheet packages, sorry.

Also, it’s a macro-enabled spreadsheet as it uses a macro to sort trinkets by DEP – opening it without enabling macros will not affect the functionality of the rest of the spreadsheet.

I’ve been remiss in not posting Halloween to-dos sooner, but Halloween, like other big holidays, just wears me out sometimes. I LOVE LOVE LOVE costumes, but I like themes. “Blood Ritual” Brings the Fiends Back to Richard Garriott’s Estate

Richard Garriott’s legendary estate, Britannia Manor, was known from 1988 to 1994 as the most elaborate haunted house in the country and until this year the venue has remained dormant. Breast Cancer Resource Centers (BCRC) of Texas and SCARE for a CURE will bring this iconic place back to life with a haunted house to benefit breast cancer.

Featured in Garriott’s own scaled replica of an Elizabethan outdoor theater nestled along the banks of Lake Austin, the Curtain Theatre will host a reunion of some of Shakespeare’s most famous characters as Austin Shakespeare presents Spooky Shakespeare. Scenes from the master storyteller’s scariest and most enchanting moments include the Ghost of Hamlet’s father, the Witches of Macbeth, Puck and Oberon from A Midsummer Night’s Dream and Prospero and Ariel from The Tempest.

People must receive feedback. Unless they know how well they are doing in fulfilling their responsibilities and meeting the standards, they cannot be expected to improve their performance when needed.

Many managers don’t get feedback because they think people know without being told when they are doing a poor job or a good job. The manager who makes this assumption knows very little about human nature. Most people have a limited capacity to judge and evaluate their own performance and work. They need help in seeing their strengths and weaknesses. That goes for the excellent performance as well as for the poor performer.

People need to know when they are doing a superb job and when they need to improve and make changes. When they don’t receive feedback, they become preoccupied with the question of how well they are doing. Are they going to get zapped or praised? Are they on the manager’s good list or bad? Are they going to get promoted or fired? These are difficult questions for anyone to live with.

When people don’t receive the necessary feedback, they feel unnoticed, unappreciated, and uncertain. They usually find a way of getting some form of attention, usually negative, since that is the only thing some managers respond to.

It is impossible to establish an effective working relationship with people unless you give them feedback. There must be two-way communication if there is to be an understanding between you and the people you manage.

Whenever you give feedback to a person on his performance, it should accomplish one or more of the following objectives:

• Reinforce positive performance.
• Show the person how and where he needs to change and improve.
• Motivate the person to perform better.
• Build pride.

A lot of people don’t know that the first cars were electric. I won’t spend too much time on where they went but you can see a time line of electric cars here.

I wonder how long the charade will last. The technology has been around since the 1800s yet we have all been told by the invisible man than electric cars are impractical.

The first really viable cars in 100 years were released in the 1990s then quickly pulled off the streets and crushed. We were told that we did not want them becuase of of 40 mile range limitation. Ok, fine. That’s only good enough for 90% of the population. How long will it be until electric cars are cheaper than gas, go farther than gas, and do it faster than Gas?

The time is coming, if not here already. The 1990’s brought the Lithium Ion batteries which, for a short time resurrected the electric car. It was, however, only good enough for about 40 miles. Now we have Lithium Polymer Batteries.  They hold about 10 times the charge as Lithium ion, which means the same weight of batteries will now take you 400 miles. Surely that will do? So the batteries are hear but we don’t want to get our hands dirty and build a car ourselves, we have TV to watch.

So who will make us an electric car? GM doesn’t get to be in the list since they will probably crush them all again. How about these guys, Tesla Motors (expensive but totally sweet), Aptera (why do they have to look like bugs), ZAP ( again with the crazy looks). Or maybe we should look at the 30 companies on this list.

I’ll pay for it, give me an electric car!
